WHY FLAT FEE?
Selling your home or investment property can get expensive. A large amount of that expense is paying thousands in commissions to a listing agent. We provide a service that gives your property the same exposure as any property listed by a listing agent, except we do it for a flat fee.
The Savings
A typical listing agent will want a 3% commission for their services to list the property (on a $100,000 home, you are paying the listing agent $3,000). Our program SAVES you $2,850 based on a $100,000 home.
$150 - Flat Fee Program
1. We list your home on the Multiple Listing Service (MLS) and Realtor.com - these sites automatically feed into hundreds of local real estate office websites. The majority of listings are found on MLS - maximum exposure.
2. When you go with our $150 Flat Fee Program, we will send you a listing agreement that is good for 12 months. This agreement will state our $150 Flat Fee for listing the property.
3. Next, we will send you a Sellers Disclosure to fill out for the file and a blank information form that will need to be filled out with the property data to input into the MLS.
4. Next, you can send up to 35 photos to post on the MLS. Jpeg files only please (also try to limit the size of the photos)
5. We Do Not include the CSS showing service in our $150 fee. If you would like to add them, we charge you what they charge us - $35. CSS will contact you directly to set up showings.
6. Once the above is received, we will have the property posted in 2-3 days.
7. NO FEES ARE DUE UNTIL THE PROPERTY IS ONLINE AND APPROVED BY YOU.
Seller Responsibility:
1. Provide accurate data of the home.
2. Fill out all forms correctly and honestly
3. We will send contracts when received for your review.
5. Payment is in advance and will last for 12 months or until you tell us to pull it – PAYMENT IS NOT DUE UNTIL THE LISTING IS ONLINE AND APPROVED BY YOU!!!
NOTE: We recommend you pay 2-3% commission for the Buyer Agent to bring you a buyer. They are the ones scouting property for buyers and most will skip past your property if they can't get paid on it - just the way this business works.
